Condensation & Ventilation

Condensation is the most common cause of damp and mould in buildings. Damp is unhealthy, smelly and can encourage the growth of mould and mites (this looks like a cloud of little black dots).

Condensation starts as moisture in the air which then turns into water droplets when it comes into contact with a cold surface. It usually occurs when you’re cooking, drying clothes indoors or showering/bathing. The most obvious sign of condensation is mist on your windows

Condensation shows itself in many forms. Cold and shaded externally facing walls will nearly always suffer from it. It can also be behind bulky furniture that restricts air flow and in kitchens and bathrooms with no extractor fans. The list goes on.

If your property’s internal atmosphere – the very air you breathe – is loaded with mould spores, VOCs, bacteria, dust mites, pollen and toxic carcinogens, it can have a serious impact on your life.

How to reduce condensation

  1. Produce less moisture. Keep lids on pans when cooking, only boil as much water as you need in the kettle, dry your clothes outdoors (and especially not on radiators) and make sure your tumble dryer has a vent to the outside
  2. Open windows. This is perfectly acceptable on a warm summers evening. However, in the deep of Winter, this is a quick way to lose all the heat and make the walls even colder and more prone to condensation. Extraction, extraction and extraction is the only reliable method we have seen.
  3. Let fresh air circulate. Make sure there’s a gap between your furniture and the walls, plus occasionally give wardrobes and cupboards a good airing
  4. Heat cold rooms. These are more likely to get damp and mould than warmer rooms. Set the thermostatic radiator valve to 1 in unused rooms to give out a little bit of heat. Or if you don’t have central heating, maybe use a room heater with a timer and temperature control. Also, air rooms you don’t use very often

Nowadays, most properties are insulated to prevent warm air from escaping. This reduction in ventilation allows the used and stagnant air contained within the property to reach a level that you start to notice its presence. We recommend either a Heat Recovery Ventilation system (HRV) PIV ventilation unit, or humidistat-controlled extractor fans throughout your home.
